                                From 1 September 2024, it is possible to buy property for conversion to real estate for €250,000.  The target properties can be located anywhere in Greece.                                 Buy residential real estate
                                Buy a single property for €400 000  in any region of Greece outside of  Zone A.  Buy a residential property for  €800 000  in Zone A (Northern, Southern and Central Attica, Santorini, Mykonos, as well as Central Thessaloniki, and any other Greek islands with more than 3,100 inhabitants).
                            
 
                                The rules for the minimum investment amount take into account the estimated value, which is generally higher than the market price, as it involves more criteria. The minimum required investment amount of €250,000 can be achieved at a market price starting already from €150,000.
 
                                To successfully renew this permanent residence, there is no requirement to live in Greece. This allows you to rent out the property long-term that you have bought and thus receive additional income.
 The short-term renting is forbidden, resulting in a penalty and losing residence permit.  
This form of permanent residence does not permit you to work in
                        Greece or engage in business activities in Greece. 
This category of permanent residence does
                        not yet imply receiving citizenship of Greece in the future.

In the event that the real estate used for applying for permanent residence is
                    still not in your ownership, documents 1–4 are replaced with the contract you have concluded with an
                    attorney or realtor on the intent to purchase the real estate.
